Location

At the "Crossroads of the Rockies" lies the unique town of Poncha Springs, Colorado. Established in 1882, Poncha Springs is a active small town which combines the vibrance of a Colorado tourist town with the quaintness of a small community.

Poncha Springs and the "Crossroads" is located in South Central Colorado, within Chaffee County, along the rich Arkansas River Valley. The town has a population of approximately 450 persons with the county population base near 16,000. Approximately 5 miles from Salida, Poncha Springs sits at the crossroads of Highways 285 and 50, making the town easily accessible from a variety of regions. Summers are warm and bustling with a strong tourist based economy based on recreation, including fishing, hiking, mountain biking and other outdoor pursuits. Monarch Ski and Snowboard Area is a short 23 miles away, creating a winter enthusiasts haven.

The "Park"

Poncha Springs was the first town in Chaffee County to realize the importance of an industrial park and in 1984 took steps to establish this facility in order to diversify the local and regional economies. With 15, 1-acre lots, the park can accommodate a variety of businesses including, manufacturing wholesale, warehousing and some retail production. Amenities include.

• Municipal water and sewer fees available with tap fees (¾ inch water, 1 EQR sewer) included in the sale price.

General Information

Each lot is approximately 1.05 acres of land with an appraised value of approximately $30,000.00 per lot which includes a ¾ inch water tap fee and 1 sewer tap fee. Water, sewer, natural gas, electric and phone are extended to lots 1-12, with 8 of the lots currently available.

Purchase of a lot is negotiated between the Town of Poncha Springs Board of Trustee's and prospective buyer. Price may be reduced based on the number of full-time jobs created by each organization. Purchaser is required to follow town of Poncha Springs zoning requirements as outlined in the Poncha Springs Land Use Codes. Each purchaser is allowed to purchase no more than two lots and lots must be developed within 18 months of purchase date.
